2008 was a very productive year for the South Lake Avenue Business District and 2009 continues to be as productive. We are also very excited about working in partnership with the City of Pasadena to keep South Lake Avenue looking polished for customers and visitors!  Here a few recent highlights so far:
  • Tree Wells: The Association reported 39 tree wells in need of dirt and the City of Pasadena has completed the necessary repairs.
  • Graffiti: The Association removed approximately 12 cases of graffiti this year to date.
  • News Racks: The Association reported 17 news racks that are not being properly maintained.
  • Sewer Update: The Association reported a sewer smell at various locations in the District and the City of Pasadena has corrected this item.
  • Shopper's Lane Trees: The trees located in the North and South Lots of Shopper's Lane were recently trimmed by the City of Pasadena.

The deli on the ground floor of 99 S. Lake Avenue has been serving up pastramis to the lunch crowd since 1972.  But upstairs, the 50-year-old office building is defying tradition with a state-of-the-art air conditioning system that may cut energy use by up to 70 percent.
 
Built in 1959, the five-story, 40,000-square-foot building had been relying on two 60-ton Carrier compressors that refused to quit, said owner Robert De Pietro, a Civil Engineer, of Frank De Pietro and Sons.  At the urging of PWP Account Manager Robert Thompson and their long-time HVAC service providers ACCO Engineered Systems, De Pietro and his brother Dennis, an Architect, opted to install two environmentally friendly Turbocor compressors.
 
At 99 S. Lake Avenue, the new compressors are expected to save 173,777 kilowatt hours per year, De Pietro said, with an annual peak reduction of 249 kilowatts.  In addition, the team replaced the main fan motor and evaporative condenser with ones using more efficient variable frequency drives and installed a new economizer system that minimizes the use of the compressors during cooler weather by allowing fresh cool outside air to be used instead.  A new direct digital control system allows the De Pietros to adjust settings via the Internet.  The system also uses the environmentally friendly refrigerant R134a, Thompson said. 
 
The project cost was partially offset by PWP's Energy Efficiency Partnering (EEP) program, which allowed the De Pietros  "to put in the most efficient system, saving even more energy and reducing the building's carbon footprint," Thompson said.  In addition, the De Pietros had previously rehabbed the building's original sunscreens to improve day-lighting, installed energy-saving window coatings, switched to electronic ballast lighting and coated the roof with light-reflecting white.  "They're really on top of the game," Thompson said.

The Merle Norman Studio located on South Lake Avenue was recently designated a "Gold Medallion Studio" by the Company.  This designation is awarded to a studio that has achieved the highest degree of excellence in the area of customer service. 
 
Olga West is the owner of this elegant new studio.  Prior to the opening of the Pasadena studio in September of 2008, Olga owned and operated a studio in Monrovia for close to 12 years.  She takes pride in the reputation and excellence of both the Merle Norman skin care products as well as the color cosmetic line, and delights in providing good customer service and establishing personal connections with her customers.  Her goal is to make people feel comfortable from the first moment they walk into the studio.  Olga believes that customer service and satisfaction translate into customer loyalty and retention, and are the most important factors in operating a successful business.

Pasadena City Council Update 
 
The terms for Pasadena City Council Districts 3, 5, and 7 will expire in May 2009 and these seats are open for election.  The City of Pasadena is divided into seven Council districts, and each Councilmember is elected by the voters residing within a specific geographic Council district area (See Council District Map).  The above three offices are currently held by the following representatives:  District 3 - Chris Holden, District 5 - Victor Gordo, and District 7 - Sid Tyler.  The terms for these Council seats are four years.  There are no term limit provisions for serving on the City Council.
